One Builder, One Business Park, Many Floors
Elk Grove Village was planned from the start. It was incorporated on July 17, 1956, and most of its houses were built by one company, Centex. Epoxy flooring in Elk Grove Village follows that plan. On the residential side we see the same handful of garage layouts again and again. On the business side we work in one of the largest industrial parks in the country.
What the Centex era means for your garage
When one builder puts up most of a town, the floors share traits. Many Elk Grove garages were poured in the same years, to similar sizes, with the same kind of finish. The population went from 6,608 in 1960 to 20,346 in 1970 and 28,679 in 1980. So most slabs are now between 45 and 65 years old.
That helps us plan. We often know before we arrive what the joints look like and where cracks tend to run. It also means neighbors can compare. If the house next door had its floor done, you can see how a system wears on the same kind of slab.
Common repairs on these garages:
- Cracks running from the door toward the back wall
- Spalled edges at the apron where the slab meets the driveway
- Low spots that hold meltwater after a storm
- Old paint or sealer that must be ground off
The business park
The village describes its business park as the largest consolidated business park in North America. Wikipedia puts it at 5.9 square miles with nearly 3,600 businesses and nearly 100,000 workers. It sits right against O'Hare, so much of the space is warehousing, distribution, light manufacturing and offices with attached shop space. A newer area, the Elk Grove Technology Park, is going up on the former Busse Farm, which was sold in 2018.
Floors in these buildings range from busy loading areas to dealerships and clean assembly rooms. Our commercial systems include:
- High-build epoxy for forklift aisles and dock areas
- Chemical-resistant topcoats for spill-prone production rooms
- Color-coded lines for walkways, racking and staging
- Easy-clean coatings for break rooms, restrooms and back offices
Winter at the airport fence
Elk Grove Village sits 22 miles northwest of Chicago, directly next to O'Hare. Winters bring the same snow and road salt as the rest of the region, plus a lot of truck traffic tracking slush into docks and bays. A sealed floor keeps salt water on top so it can be squeegeed out.
Our process
1. Measure the floor, check moisture and look at cracks and old coatings. 2. Give you a written, itemized price. 3. Grind the full slab with diamond tooling. 4. Fill and level cracks and spalls. 5. Apply the base, broadcast or color coat and topcoat. 6. Leave written cure times for walking, loading and driving.
Basements and utility rooms
Many homes in the village also have basement or lower-level space used for laundry, storage or a workshop. A coated floor there is easier to keep clean and brighter than bare concrete. We take a moisture reading first. If the slab shows signs of water coming in, we tell you, because a coating will not stop a leak.
Commercial tenants and landlords
A lot of business park space is leased. If you are a tenant, check your lease for who handles floor work before booking. We can provide a written scope and product data sheets for your landlord or property manager to approve.

Elk Grove Village Questions
My neighbor's garage is the same layout. Will mine cost the same?
It may be close, but we price each floor on its own condition. Crack repair, old coatings and moisture readings can change the prep work a lot between two identical garages.
Do you work in the business park?
Yes. We coat warehouse, shop and production floors, and we can phase the work so your operation keeps running.
Can you add safety striping to a warehouse floor?
Yes. We can add aisle lines, walkway markings and colored zones as part of the coating system so they last longer than painted tape.
